Their line was: “Don’t worry, your specific building will be ready by 2026, but we must mention 2028 on paper for the whole project.” This is how buyers are trapped — verbal promises vs. written reality. Bank disbursement trap: ICICI Bank was convinced by Mayfair’s claim that the project was “80% completed” and released 90% of the loan amount. The shocking part is that buyers trust the bank’s scrutiny, assuming such a strong institution must have verified progress. In reality, banks rely only on builder‑issued certificates, not actual site inspections. Since November, the project has remained stuck at “80% completion” with no visible progress. Unfinished yet expanding: The funniest and most frustrating part is that their existing buildings are not even complete, yet they are already starting new sites in the same location. Buyers don’t question this, and that silence is exactly how they get trapped. Buyer deception: This is the biggest fraud — lure buyers with optimistic verbal timelines, get them to sign papers, and later hide behind the written agreement that pushes delivery years ahead. I strongly caution anyone considering Mayfair projects: do not trust verbal commitments, rely only on the written agreement. Be vigilant with loan disbursements, because once banks release funds, you are left paying EMIs while waiting years for possession.

The construction quality is horrible. The contractor had to re do my entire bathroom and kitchen because there was leakage in the flat below mine. The gutter outside overflows in monsoon and there is knee length water outside the society. There are so many mosquitoes they have chemical sprayed every month. There are 3 lifts for 8 flats per floor which is not sufficient. No parking space for 2 wheeler. There is also electricity cut in the morning around 4 am or at might night for at least 5 hours. Worst place to buy/rent in virar.
