My experience at Mayfair The View, Mumbai **Pros:** The location is good if your work is in Vikhroli. A nursery is nearby, mechanic shops are right outside the building, and the area is quite airy. Car and scooter mechanics are easily available nearby. Powai is close by, D-Mart is nearby, R City Mall is nearby, and there is an open market within walking distance where you can find almost everything you need. Poptates is right in front of the building, so you can easily schedule meetings there or enjoy family dinners. The best part is the connectivity to Thane, Navi Mumbai, and South Mumbai through the Eastern Freeway, which can save around 40 minutes of travel time. BMC swimming pools are also nearby. The society uses the MyGate app, and maids are easily available. It's a single-tower society, so there are comparatively fewer people than in larger complexes. **Cons:** If you are a tenant, you have made a mistake. Neither the community members nor the society will respect you the same way they respect flat owners. At certain times, you will feel looked down upon. There are too many cockroaches in almost every flat. Water leakage is a major issue, especially above the 20th floor, and you will often find water dripping from somewhere. It is a majority Muslim community building, so consider whether that suits you and your family. There is absolutely no dedicated parking for two-wheelers inside the building. You have to find your own parking spot, people may scratch your vehicle, and on top of that, you still have to pay ₹500 as a parking charge. Car parking is very expensive. If you park outside, BMC is usually not a major issue, but finding a parking spot after work can be difficult. If you go out for dinner, chances are your parking spot will be taken by the time you return, forcing you to use a taxi instead. **Worst Broker Vivek & Landlord Experience** My experience with broker Vivek Oberoi and the owner was extremely disappointing. While showing the flat, several issues were not disclosed. I was told there would be no move-in/move-out charges, but deductions were made later anyway. The flat was handed over in a very dirty condition despite claims that it had been deep cleaned. I had to spend my own money cleaning the kitchen, washroom, and appliances. Later, when I vacated the flat, they deducted ₹38,000 from my security deposit. When I questioned the deductions, Vivek told me to take the remaining amount or risk not getting that back either. Vivek had earlier agreed to give me a ₹10,000 discount on his brokerage, but later, after teaming up with the owner, they deducted ₹10,000 from my security deposit instead. They deducted ₹10,000 for painting the room. I offered to get the painting done myself, but they refused and said they would do it according to their own choice. They also deducted ₹7,000 as a move-out charge, even though both the broker and owner had told me earlier that since I was taking a fully furnished flat, such charges would not be required. Later, they deducted it from my security deposit anyway. They deducted ₹2,500 for scooter parking even though the building never asked me for it. It felt like they simply kept that amount for themselves. They deducted ₹3,500 for deep cleaning even though I did not receive a properly cleaned flat when I moved in. Out of courtesy, I got the flat cleaned before leaving. I even got the refrigerator professionally cleaned through Snabbit and shared photographs as proof. **Final Note:** Rent here only after getting every commitment in writing, especially regarding deposits, painting, parking, cleaning, and move-out charges. If you're buying, thoroughly check for water leakage and seepage issues before making a decision.
